Loan Process Checklist

Property Data

  • ORIGINAL Purchase Contract with an addenda or amendments fully executed by all parties.
  • Copy of seller's deed, survey or other evidence of legal description.
  • Completed Property Information Sheet (Form provided by Lender)
  • FHA For Your Protection: Get a Home Inspection
  • Need evident of social security number.
  • Miscellaneous

  •  Signed copies of last three years' Federal Income Tax Returns, including W2s, 1099s, etc.

    *Personal Data

  • Copy of Divorce Decree and Property Settlement Agreements fully executed with verification of child suppor or maintenance paid or received.
  • Copy of complete Bankruptcy documents including petition, all schedules, discharge and a written explanation from applicants of the reasons for filing Bankruptcy.

    Residence

  • Landlord name(s) and address(es) for last two years must be provided.
  • Mortgage holder - Name(s), address(es) and account number(s) on any property owned/sold in the past two years.

    *Assets

  • Bank account information for ALL accounts in which funds needed for closing are held. Information needed includes the name and address of the financial institution, type of account, account number and the approximate balance in the account. Provide a copy of the most recent statement on each account.
  • If needed for closing, also include evidence of all other assets, i.e., list of serial numbers, purchase date, maturity date and face value of bonds, copy of stock certificates or copy of broker's statements, copy of recent statements for 401(k)s, employer retirement plans, etc.

    Employment/Income

  • Copy of payroll check stub(s) for the past 30 days from all income sources.
  • Name(s) and address(es) of ALL employers for past two years and two years of W2 forms.
  • Copy of Award Letter or claim or account number for transfer payments received; i.e., pension, disability and address of entity making payments.
  • If self-employed, a current Profit and Loss Statement and Balance Sheet, three years of business federal tax returns for the partnership, S-Corp or Corporation, and evidence of payment of quarterly taxes.

    Liabilities and Established Credit

  • All installment charge account or credit card information, i.e., name(s) and address(es) of credit holder, account number, monthly payment and approximate balance.
  • All othe rloan information, including any loans cosigned for others (auto, finance company, bank, etc.). Include name and address of lender, account number, monthly payment and approximate balance.

    *Other

  • IF APPLICATION IS FOR VA LOAN, COPY OF DD-214 AND VA CERTIFICATE OF ELIGIBILITY.

    If VA loan, provide name, address and relationship of nearest living relative. *BORROWER(S) ONLY NEED TO PROVIDE INFORMATION REQUESTED IN THESE SECTIONS IF APPLICABLE.
